What is an appraisal?
An appraisal is a professional appraiser's opinion of value. The preparation of an appraisal involves research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience, and professional judgement of the appraiser.

The role of the appraiser is to provide objective, impartial and unbiased opinions about the value of real property - providing assistance to those who own, manage, sell, invest in and/or lend money on the security of real estate.
What types of properties do you appraise?
We appraise all types of real estate. This includes, but not limited to, single family detached homes, condominiums, townhouses, historic homes, multi-family homes, apartment buildings, bank owned properties, farms, vacant land, commercial, industrial, offices, shopping centers, churches, FHA, VA, conventional, review appraisals, relocation, divorce property settlement, estates, inheritance, retrospective valuations, assessment disputes, condemnation, lease analyses, etc.
What are your appraisal coverage areas?
Our primary coverage areas include Chesapeake, Portsmouth, Norfolk, and Virginia Beach. Our secondary coverage areas include Franklin, Hampton, Isle of Wight, Newport News, Smithfield, Suffolk, Williamsburg, York County, and the outlying areas of northeastern North Carolina.
How much is an appraisal report?
Please note that appraisal fees are not contigent upon a predetermined value conclusion. Appraisal fees vary widely depending on the location of the property, type of property, and the level of complexity of the assignment. Commercial appraisal costs are determined by several factors and is usually handled on a quotation basis. It is recommended that you call our office for an exact fee.
How long does it take to complete a residential appraisal report?
Depending upon the amount of work contracted, location of the property, and type of property, we can generally complete a residential appraisal report within 1 to 2 days after inspection. In most cases, the turnaround time is contingent upon how quickly the appraiser is permitted access to view the interior of the property. However, no matter the circumstance, we are committed to providing quality products in a timely manner.
Do additions/renovations add to the value of my home?
Generally, the answer is yes. However, the amount varies widely depending on the type of addition/renovation, location, and the amount of the addition or renovation.
